An appraisal report can supplement objective market analysis into these impactful moments. It is important that the details are accurate, the analysis is complete and thorough, and that the conclusions are reliable. A credible appraiser will not advocate for anything more than an accurate and well-supported report.
All assignments begin with defining the intended use of the report, as well as the intended user. All reports are written to the intended user(s), which may include the homeowner, a lender's underwriters, an attorney, etc. The report is the delivery mechanism for the service provided: a value opinion. Oral reports are available, but they are not typically more expeditious than a written report. Inspection availability and self-organization is anchored to a 48hr report turnaround (production time) expectation.
